About Us

Woodbine Park Prairie Estates is a planned community located in Mt. Zion, Illinois. Mt. Zion is a small town centrally located in Illinois with easy access to Chicago (approximately 3 hours) and St. Louis (approximately 2 hours). Mt. Zion prides itself in small town values and has a highly sought after school system whose academic performance is ranked in the top 10% of schools statewide.

Our private community consists of 194 acres that provides a peaceful coexistence between nature and neighbor. Lot sizes range from 1-10 acres in addition to more than 50 acres of common areas.

Woodbine Park Prairie Estates is designed to preserve nature, wildlife, trails, wetlands and greenways. Property features include stocked lakes, ponds and creeks as well as rolling hills, woods and open areas. These amenities are available to every homeowner and community member.

The Woodbine Park Prairie Estates Homeowners Association provides for individuals to have an equal voice in the development of the property and are bound to pay an annual assessment fee per the Owners Declaration. The assessment fee provides for the upkeep and maintenance of the private road system, common areas, liability insurance, property taxes, fiscal management of the HOA corporation, governmental compliance, and more.

An essential best practice for a successful HOA is to hire a licensed Community Association Manager. Key functions of a manager include guidance and oversight to the board, financial management and assisting with budget preparation, board meeting preparation, correspondence with homeowners and enforcing rules and regulations, etc.

Other best practices include maintaining essential insurance coverage, long-term planning for maintenance of the property including maintaining a reserve fund, transparency in all communications, enforcing the HOA documents, collecting assessments and complying with all State and Federal laws.

The Association is currently a member of the Community Association Institute (CAI).  This allows the Association on-line access to current reference materials and a forum on best practices for HOA’s.
